The sustainably designed mixed use building in Innsbruck originated from a winning competition entry and was completed in 2023. The development accommodates 116 new housing units with high quality open spaces, as well as an event facility on the ground floor. Its realization required the removal of a previously sealed inner courtyard and the demolition of an outdated residential building comprising eight units.
The result is an open, urban ensemble that contributes to the enhancement of the public realm within this district. The permeability of the development and its orientation toward the city create a strong identity for the existing neighborhood.
Two building complexes, each consisting of a publicly activated plinth and freestanding residential volumes above, form a composition with well defined and highly usable outdoor spaces. The building forms are derived from the urban context and provide optimal orientation for daylight access and views within the residential floor plans. Centrally located staircases, individually designed and top lit, ensure efficient vertical circulation within the point-access buildings. The façades, with their generous window openings, reflect the internal program and articulate the building mass into a clearly defined public base and a more finely scaled upper zone featuring smaller openings and loggias for the residential units.
