Stara Papiernia

Stara Papiernia is the transformation and extension of one of the most recognisable industrial heritage sites in Konstancin-Jeziorna, Poland, a historic spa town near Warsaw. Once a paper mill with almost two centuries of history, the complex has long been an important part of the town's identity. The project opens a new chapter in its story. It transforms a former shopping centre into a lively, people-oriented public destination.
Rather than imitating the historic architecture, the design establishes a clear dialogue between old and new. Two contemporary pavilions extend the existing complex. They respect its scale, proportions and industrial character. Lightweight steel structures, generous glazing and a restrained material palette complement the historic brick buildings without competing with them. The transparency of the new architecture keeps the original façades visually dominant and highlights the authenticity of the place.
At the heart of the project is a new public passage connecting two squares with different functions. One supports everyday retail activity. The other becomes a vibrant social space with cafés, restaurants and places to meet. Vehicle traffic has been moved to the perimeter, giving priority to pedestrians. New greenery, water features and walkways strengthen connections with the surrounding parks and the natural landscape of Konstancin.
More than an extension, Stara Papiernia redefines the role of a historic complex in contemporary urban life. It transforms a commercial destination into a welcoming civic space where heritage, architecture and everyday activity come together. The project shows that the future of heritage lies not only in preservation, but in creating places that people actively use and enjoy.
