Šajkaška 12 was designed and built in the period from 2023-2025. It is located in a part of Novi Sad that is undergoing an urban transformation from a family residence to a business zone near transit roads and business complexes. The building itself combines business and residential purposes, with the intention of allowing people to use it for all needs without comute.
The building is positioned in a continuous row on an irregular plot of 1800 sqm, the total area of ​​the building is about 4900 sqm. The base of the building is divided into a street wing and a courtyard wing, and the courtyard is accessed through a passage. Under each wing there is an underground garage, and the yard is intended for green areas and parking.
The ground floor consists of premises oriented towards the street, designed for commercial activities. There are smaller apartments in the courtyard part of the building.
The 1st and 2nd floors are for residential purposes with family apartments.
The 3rd floor consists of two large business spaces with a double floor height, which leaves the possibility for a wide variety of uses.
A sustainable design approach is reflected through the positioning of the building, the installation of winter gardens on the southern facade, the opening of the facade on the sunny side through glass portals, and similar measures that implement passive design in this building.
