Residential and commercial complex Sajam Corner

Sajam Corner was designed and built trough 2021-2026. It is located on a plot of 8000m2, next to the Master Center of the Novi Sad Fair, with total area of 36000 sqm. It contains 7 connected buildings, one underground and one ground floor garage, with 242 apartments, 26 business unites and 311 parking spot. Due to its size the construction of this complex represents an urban intervention and as such has a significant impact on the immediate urban environment and the future life of that part of the city. By opening up the block area it becomes a semi-public space which compensates for the lack of free and green public areas in the immediate surroundings. The complex contains a large underground and ground-level garage, which solves all the necessary parking and the block area is intended for the gathering of the population of both this building and the surrounding buildings. By opening the complex to the south, the sun exposure of the building and the interior of the block increased, which also achieved better ventilation. In addition, a pedestrian passage is planned in the middle of the block, which connects two main roads. Large green areas on and around the building avoid the formation of heat islands, reduce the risk of overloading the storm sewer system, and reduce CO2 in the environment. Greenery was implemented as landscaped areas at ground floor level (the roof of the underground garage), as an extensive green roof above the ground-level garage, and as green terraces next to some residential and business units on the building's upper floors. In addition to their contribution to the building's energy efficiency, green roofs also form a natural landscape for the units that overlook them, giving the design of this building a biophilic character. When choosing materials and construction systems, preference is given to those that equally satisfy the criteria of aesthetics and sustainability.
