La Maison des Retraités is a Salvation Army property that housed retired officers in the 20th century. Built in 1934, this building suffers from significant problems with humidity, condensation, extreme temperatures, and mold in certain flats. The composition of the facades, the lack of insulation, and the absence of continuous mechanical ventilation are the main causes of these issues. The energy renovation work therefore aimed to guarantee the comfort of the residents and the health and safety of their living spaces.
In order to minimize discomfort due to the renovation work on the occupied site and limit the loss of living space in the often cramped apartments, the insulation is primarily applied externally (EWI). The architectural design incorporates the existing facade composition, alternating between brick and stucco. All the architectural details are being retained to preserve the building's heritage character and take advantage of the projections to prevent rainwater runoff. The existing guardrails were kept, only repainted with a rustproof treatment, as their design refered to the 1930s and any change would have lead to a radical aesthetic change for norms changes.
The insulation was initially designed according to the exposure conditions – wood wool on the south-facing, east-, and west-facing sides, and rock wool on the north-facing sides. Biobased materials are ultimately used for summer comfort on the attic floors, as roofs are covered with slate and zinc. For fire safety, the building's height necessitated the use of rock wool for the exterior insulation.
For all apartments, ventilation is provided by a low-pressure system utilising the existing chimney flues. This solution respects the structure of the old building, minimises the impact of the work on the apartments, and therefore reduces disruption. Information meetings with the tenants and the project management team explained the necessity of the work, their involvement, and the logistics implied.
