Nowy Nikiszowiec

Nowy Nikiszowiec is a residential development of three perimeter-block buildings comprising 513 apartments. It is located next to the historic Nikiszowiec district in Katowice, Poland - one of Europe's best-preserved early 20th-century workers' settlements. Rather than replicating historic forms, the project reinterprets the district's urban and architectural heritage. It translates its defining values into a contemporary housing environment. Nowy Nikiszowiec demonstrates that high-quality residential architecture can also be delivered through publicly funded developments.
The development follows a perimeter-block layout that reflects the scale of the historic urban blocks of Nikiszowiec. A central public square forms the heart of the estate. Terraced courtyards with community gardens encourage everyday interaction and strengthen neighbourhood ties. The distinctive brick-coloured façades create a contemporary dialogue with the surrounding historic context.
Nowy Nikiszowiec proves that well-designed homes should not be a privilege reserved for the private market. They can also become the standard for affordable housing. Despite budget constraints, the project avoids anonymous architecture. Thoughtful design, durable materials and a coherent urban concept create a place with identity, dignity and lasting value.
Today, Nowy Nikiszowiec serves as a benchmark for municipalities and public housing providers. It demonstrates how contemporary housing can combine historical continuity, high living standards and social responsibility. The universal relevance of this approach was recognised internationally with a nomination for the European Union Prize for Contemporary Architecture - Mies van der Rohe Award 2022.
