K4, Kosmaj

K4 is a development of four terraced holiday houses located in the weekend residential zone of Mount Kosmaj. The conceptual design was guided by the ambition to establish a harmonious relationship between architecture and the surrounding landscape. The roofscape emerges as the project’s defining architectural element. The interplay between pitched gable roofs and mono-pitched roofs creates a dynamic composition that allows for the repetition of identical units within a continuous sequence, while maintaining the clear identity of each individual house.
The houses are positioned so that the main entrance is accessed at ground-floor level, while the site’s natural slope is utilized to accommodate the private sleeping quarters on the semi-basement level. Large glazed openings maximize natural daylight while seamlessly connecting the living room, dining area, and kitchen with the surrounding greenery. The generous ceiling height of the ground floor further enhances the sense of openness and reduces the perception of being enclosed.
The architectural expression is defined by timber slats, dark metal roofing and side façades, and expansive floor-to-ceiling glazing. The semi-basement accommodates two bedrooms, a bathroom, and a storage room, while the ground floor contains the kitchen, dining area, living room, and a semi-loggia. In addition to the internal storage space, the staircase surrounding the swimming pool incorporates concealed outdoor storage areas housing the pool’s technical equipment. The solid exterior stairs not only provide access to the garden but also form generous poolside terraces. Positioned midway between the ground floor and the semi-basement, the swimming pool and its surrounding deck function as a natural extension of the living space and terrace.
