IM7STERN – Development & Transformation
The project transformed a formerly vacant local grocery store into an innovative mixed-use concept: retail, bar, and event space (including consumption-free zones and lunch offerings in the kiosk) were brought together into a cohesive experience for both provision and social interaction.
Particularly noteworthy is the economic innovation driven by the courageous client, who also acts as initiator and operator: after all major supermarket chains declined to lease the full space, dividing it into three distinct usage areas became essential to ensure the project’s economic viability.
BUILDING WITHIN THE EXISTING FABRIC:
The listed “Siebensternehaus,” which had been insensitively altered in the 1960s characterized by large structural openings, straight beams, and exposed concrete was carefully renovated. The design aimed to harmoniously integrate the three commercial uses while revealing the historical substance. Hidden openings were reactivated, old plaster layers removed, and the raw texture of the 300-year-old plaster exposed, complemented by precise, contemporary furniture elements.
LET IN THE LIGHT:
A new lighting concept was created for the atrium, staging a sculptural spiral staircase. In the kiosk area, a former machine room was connected via a split level to the main vaulted hall (cross vault). The project also includes new sanitary facilities, staff and event spaces, storage areas, and a modern ventilation system.
COMMISSION:
Our studio, in collaboration with interior designer Almuth Bene, contractors like Andreas Bauernfeind, and the owner Stefanie Schurich, was responsible for the spatial concept, design, official submissions (building, commercial, and heritage authorities), and construction supervision.
The project demonstrates how historical substance, diverse uses, and innovative spatial concepts can merge into a coherent and inspiring experiential environment.
