In a context where neighboring buildings are defined by tall party walls, and where the neighborhood is gradually transforming to accommodate increasingly taller buildings and higher housing density, we find this house, which aims to serve as a refuge within all this chaos.
To this context, two important factors must be added. On the one hand, the condition of living in a city in a house whose main living spaces are located on the ground floor, where privacy is heavily compromised by direct views from pedestrians. On the other hand, it is precisely this street-facing façade that enjoys the best solar orientation, facing southeast.
For this reason, the house is organized around a courtyard, which allows sunlight to enter while also ensuring privacy and creating a filter from the city. This filter between the urban environment and the interior world is established through the transition from the street to the courtyard, and from the courtyard to the house, forming the sequence through which the dwelling is accessed.
Living between two courtyards is the leitmotif of the project, so that the living–dining–kitchen area is located in the second bay of the house, facing both the garden and the courtyard. It is a shared space that is both interior and exterior, since by fully opening the sliding windows, the interior becomes a “porch,” a condition pleasant in summer.
The upper floor accommodates the sleeping area. The main bedroom connects the bathroom with a walk-in closet and extends into the sleeping space. The second bedroom can be divided when needed through two sliding panels. The idea on this floor is to maintain visual control over the house at all times through the courtyard, from multiple perspectives, considering that the house is very small and occupies only a 10×10 m square.
In summary, with a limited floor area and a location far from ideal, the project achieves a house with a sense of spaciousness, meeting all needs while still allowing for life in Palma
