B.R.I.O. - Everything on track

Marion Gruber

The urban configuration of the buildings follows the underlying urban master plan and models the volume. Three components (component 1+2+3) form a coherent closed development and thus a closed back to the railroad. Building component 1 is staged as a visible and prominent high point in the south of the building site. Building 2 does not exhaust the possible building height of 25m. This reinforces the conciseness of the southern high point and the building silhouette. At the same time, the reduced building height creates a pleasant spatial proportioning and lighting situation in the interior courtyard. Building 3 in the north is designed with a building height of 25m and closes the silhouette to the railroad as a moderate second high point. Building 4 is planned as a solitary structure along Landgutgasse and forms an urban front to the public property. The project creates a deliberate differentiation and layering of the building volume through the structurally and formally different design of the building base and the floors above it. The building ensemble is designed dialectically with a solid building base and "light" residential floors arranged on top of it in a modular grid. The living module is based on a superior orthogonal grid dimension of 3.20m. The consequent realization of this grid allows a high efficiency in the realization and great savings in logistics and material usage. At the same time, the skeleton construction and the grid allow a very high degree of freedom in floor plan design, in the variety of types and in the long-term flexibility of the apartments and the building as a whole. In the design of the apartments, great attention was paid to a high degree of usability in everyday life as well as to a high degree of variability of the floor plans in daily life and in the course of the life cycle as a whole. All apartments have private open spaces.
